What we look for
- Visible mould growth — extent, type (where identifiable visually), patterns
- Moisture meter readings — walls, ceilings, floors, behind kickboards where reachable
- Thermal imaging — temperature differentials that indicate damp behind surfaces
- Source-tracing — is moisture from:
- Roof leak / penetration
- Plumbing leak
- Condensation (poor ventilation, kitchen/bathroom exhaust)
- Capillary action from subfloor
- External water ingress (drainage, render cracks, window flashing)
- Recent flood / storm event
- Combination
- Predisposing conditions — ventilation, insulation, occupant patterns
What we DON’T do
- Mould remediation (different specialty — we refer to reputable AU remediators)
- Air quality / spore testing (Industrial Hygienist territory — we refer when relevant)
- Plumbing or roof repairs
