A pre-purchase inspection isn’t optional. It’s the cheapest mistake-prevention you’ll ever buy.
Most properties Mini’s clients buy in Perth metro have at least 3-5 issues a buyer wouldn’t notice on the open-home walkthrough. Some are cosmetic. Some are six-figure structural problems hidden under render or behind plasterboard. Without an inspection, you find out at settlement plus three months — by which time the previous owner is gone and the cost is yours.
What we do
A qualified inspector attends the property for 90 minutes to 2 hours and conducts a full inspection under AS 4349.1. We check:
- Roof and roof void — leaks, structural deflection, insulation, signs of past repairs
- Subfloor and footings — cracking, settlement, drainage, signs of moisture intrusion
- External walls and cladding — render condition, expansion cracks, weatherproofing
- Internal walls, ceilings, floors — cracking, deflection, water damage, level
- Wet areas — bathroom and kitchen waterproofing, signs of past leaks
- Windows and doors — operation, seals, signs of forced or amateur installation
- Electrical — visible only; we don’t pull covers (recommend a sparkie if concerns)
- Plumbing — visible fittings, taps, signs of leaks or recent emergency repairs
- External grounds — drainage, retaining walls, fencing, paving condition
- Outbuildings, decks, pergolas — structural integrity, council-approval flags
What we don’t do
- Concealed work behind closed cavities (we don’t open up walls)
- Heritage timber assessment (specialist territory)
- Asbestos testing (separate service if needed)
- Engineering certification (we can flag concerns; an engineer signs off)
- Anything illegal or unsafe to access (no roof crawling on a 35-degree day, etc.)
The report is direct about what’s been excluded so you know what’s not covered.

- Executive summary — top 3 things that matter, in plain English
- Severity-rated findings — cosmetic / minor / major / safety, with photos

What it costs
Pricing depends on property size and location. Most pre-purchase inspections in Perth metro fall in the $450-$650 range, including the report. Combined pre-purchase + termite/pest is usually $550-$750.
