Termites cause more damage to Australian homes than fire, floods and storms combined. The annual replacement cost across the country is $1.5+ billion. In Perth metro, around 1 in 4 homes built before 1995 will show evidence of past or current termite activity at some point.
What we inspect
Under AS 4349.3 — the Australian Standard for timber pest inspection of completed buildings:
- Subfloor and footings — moisture conditions, timber contact with soil, ant cap quality
- External walls — mud tubes on brickwork, timber-to-soil contact at boundaries
- Roof void — accessible timber, evidence of past or current activity
- Internal walls and ceilings — moisture meter readings, hollow-sound testing
- Wet areas — bathroom and kitchen, where moisture and timber meet
- Yard and outbuildings — fences, garden beds, trees within 50m, sheds, decks
- Predisposing conditions — drainage, soil moisture, conducive landscape
We use:
- Moisture meters
- Thermal imaging cameras (where access permits)
- Borescopes for accessible cavities
- Tap-test kit for timber
What we DON’T do
- Chemical or physical termite treatment (not licensed for it; refer to specialists)
- Heritage timber preservation assessment
- Anything outside AS 4349.3 scope
What you get
PDF report within 24 hours:
- Inspector qualifications + AS 4349.3 reference up front
- Active or past evidence — clearly distinguished
- Predisposing conditions — what makes the property vulnerable
- Photographic evidence of any findings
- Recommendations — treatment urgency, monitoring, prevention
- Referral list to reputable Perth termite treatment companies if action is needed
What it costs
| Standalone termite/pest inspection | $250-$350 |
| Combined with pre-purchase inspection | +$150 on top of pre-purchase price (saves ~$100 vs separate) |
| Annual monitoring inspection | $200-$280 |
We recommend annual or 18-month monitoring for any Perth property — the cost is far less than the alternative.
