What we inspect

Under AS 4349.3 — the Australian Standard for timber pest inspection of completed buildings:

  • Subfloor and footings — moisture conditions, timber contact with soil, ant cap quality
  • External walls — mud tubes on brickwork, timber-to-soil contact at boundaries
  • Roof void — accessible timber, evidence of past or current activity
  • Internal walls and ceilings — moisture meter readings, hollow-sound testing
  • Wet areas — bathroom and kitchen, where moisture and timber meet
  • Yard and outbuildings — fences, garden beds, trees within 50m, sheds, decks
  • Predisposing conditions — drainage, soil moisture, conducive landscape

We use:

  • Moisture meters
  • Thermal imaging cameras (where access permits)
  • Borescopes for accessible cavities
  • Tap-test kit for timber

What we DON’T do

  • Chemical or physical termite treatment (not licensed for it; refer to specialists)
  • Heritage timber preservation assessment
  • Anything outside AS 4349.3 scope

Are termites really a Perth problem? +
Yes. Coastal-suburb soil moisture and the timber-frame construction common in WA from the 70s onwards make most Perth metro homes vulnerable. We see active termite damage in around 8-12% of pre-purchase inspections in the right age bracket.
What's the difference between an inspection and a treatment? +
Inspection = we look, we report what we find, we recommend. Treatment = chemical or physical intervention to kill or repel termites. We don't do treatments — different licence, different gear. We refer to reputable pest treatment companies once the inspection identifies an active issue.
Can you do this with the pre-purchase inspection? +
Yes — combined visits are common and we discount for them. Saves you $100-$150 vs separate bookings.
Are there any signs I can look for myself before booking? +
Mud tubes on external brickwork (especially around the slab), small piles of timber dust near skirtings, hollow-sounding timber when tapped, and a "warm and humid" smell in roof voids are flags. Most active termites aren't visible to a homeowner — that's why we use moisture meters and thermal imaging.
What standard do you work to? +
AS 4349.3 — Australian Standard for inspection of timber pests in completed buildings. We follow it strictly. Inspector qualifications, equipment used, and method are stated in the report.
What if you don't find anything? +
A clear report is still valuable — it's a baseline for future inspections (which you should do every 12-18 months on Perth property) and gives a buyer confidence at settlement. We charge the same whether we find termites or not.
